We have helped MANY families save their homes from being lost to foreclosure.  Some were at the beginning stages where they were only a few payments behind and we were able to get them caught up, while many were seriously in trouble with their home or farm already having gone completely through the foreclosure process.  For those families further along in the foreclosure process --(normally after the Sheriff's sale, and down to the last days of the "Redemption Period"), the lenders demand payment in full of the balance owing on the mortgage --(they won't just accept payments to bring the loan current).  This takes a lot more money, but allows us to totally restructure the financing for the family.  Oftentimes we can make their buy back balance and monthly payments smaller than they were with the previous lender!  It really feels good to be able to help families that can't get help anywhere else!!

The investors that work with us are truly "angels" to those families in need.  Those investors also earn a nice profit and return (Average of 18% - 42% APR!!!) on their money!!!

You can help us in the following ways (we appreciate whatever you can do):

1.)  Work with us helping a specific family to catch up their monthly payments.  You can make this a gift or a loan to them.  This is usually a small amount such as $100 to a few hundred.  Remember, whatever you can send is so much appreciated!!

2.)  You can purchase their property through us by paying enough to bring their monthly payments current, pay any back taxes owing and the closing costs plus a small profit to us.  You will own the property "subject to" the original owner's loan (so you won't have to borrow), and the family will buy it back from you via a rent to own, lease/option, land contract, or purchase mortgage.  You will sell it to them for more than what you pay us, so you will make a very nice profit and excellent return on your money. 
The payback term to you is usually a short 2 year term or less.

3.)  You can purchase the property (home, land, farm, etc.) OUTRIGHT from us.  You will own it free and clear.  There will be NO liens or mortgages remaining on the property.  When you purchase the property through us, everything is paid off at the closing including the foreclosed mortgage, any property taxes owing, any liens or judgments, etc.  The family you are helping will purchase the property back from you for a few thousand dollars more than what you paid us for it (remember we can often get the lender to discount the payoff of their mortgage, so the family will many times owe less to you than they did to the original lender even with both you and us earning a profit!!).  They will pay you monthly which will earn you an excellent return on your investment.  The payback term to you is usually a short 2 year term or less.

4.)  Help us to pay some of our operating costs:  rent, utilities, advertising, office supplies, printing, etc.  We need several thousand dollars per year, which unless you help, we have to pay out of our own small budget.
